Any ideas of whether it will be open to the public for touring/exploring on game days? (IPF that is)

I wish we saw more bars/restaurants instead of a major clothing retailer, but maybe it will just add to the scene.  Who knows....

class of '90 here and i continue to feel cheated every time i go back to tallahassee lol.

im back every year for football season and i barely recognize the place from 20+ years ago.

i love the progress but dam...all i had was tully the spirit spear and the erector set lol.

It is my understanding that one of the owners of a few lots there basically wants insane amounts of money for it so he won't do anything.  Basically loaded and has little incentive to sell for a reasonable market rate.

Once again, I have to drop knowledge on the rumor-laden Warchant TC.  The owner of the printing house on the right is a friend. He was offered a sum of money for the property about 2 years ago in preparation for College Town.  The amount was not even sufficient to move the huge industrial equipment inside, much less help him re-start his business in a new location. Oh, and he's a Seminole fan too, so let's not treat him like he's a gator or something.

Drainage/waterworks can be amongst the costlier pieces to a construction site. It had to be done last year to get the IPF built so quickly outside of football season.

To be clear, the person wasn't saying anything necessarily about the Duraprint building/owner.  The question was pertaining to the entire area around College Town, not just the closest lots.  And if you think about it, the poster was most likely not talking about Duraprint because they stated an owner of "a few lots" did not want to sell.  Duraprint would just be one lot unless the owner also has separate lots in the area.

I can give some updates on the surrounding areas, but all of this is mainly pulled from the web so it could be outdated or incorrect, etc.

You have the College Town project.  That encompasses not just the current construction, but also the warehouse building directly north, across the street.  That will be the America's Backyard.  You can see they have torn up the sidewalk and area around that building.  Not sure if they will keep the structure up and renovate or if they are tearing the whole thing down.  Also not sure why they haven't started on it yet, I'm guessing it is simply a shorter project then what is currently being built so they haven't had to start yet to have it all done at the same time.

Maybe BBQNole from Madison Social can shed some light on the timeline for America's Backyard as well as Madison Social, etc. 

Athlete Dorm - Has already been green lit and land cleared.  This is located right behind Burt basically, most people know it as Lot 10 from gameday parking.  Looks pretty cool in the artist renderings.

Sallie Site Mixed Use - It appears they have broken ground on this project as well.  It is on Gaines Street and Gay Street.  Its 13K square feet of retail space and 248 residential units with parking below the building.

Ferguson Mixed Use - Directly to the west of the Sallie Site mentioned above and directly to the East of the Lofts on Gaines that are already built.  From what I can tell this is basically part of the Sallie Site deal, but a different aspect/phase/project.  So once it is all done, you will have the Lofts on Gaines, then this development will extend all the way to Gay Street.  So all those warehouses, crappy industrial style buildings, and empty dirt lots will instead be this really nice development lining Gaines. 

Woodward Mixed Use - This is right by the old IM fields and new parking garage, where there is currently a FSU credit Union.  They have a sign up there about this project so it is approved but they have not broken ground yet unless they did so in the last week.  It is mixed use with 2250 retail space, 30 apartments, and 5K square feet of community space.  Looks pretty cool.

Domain - These are all new townhouse style places already built and occupied.  This is on Madison, one block northwest of the Residence Inn and two blocks east of College Town .  Pretty nice places, but also pretty expensive.  The same people who did Doman have also built like 6 other places in that general area (3 more within a block or two, another place down the road from Potbelly's and one block from the law school, and a few other spots).  They are also building:

Catalyst - This is going where the Ro Mac Lumber and Supply place was.  They have already started building.  Will involve 132 multi-family units and 25K square feet of retail on the ground floor.  Will also have a roof top lounge that has views of the entire area including the stadium (roof is the top of the 5th floor, so about 60 feet up)

601 South Copeland Street - This will be all new student housing.  It is right between the Residence Inn on Gaines and the Turnbull parking garage and conference center.  So a block from the Tucker Center and Law School.  Is already being built, supposed to open this summer I think.

FSU Wellness Center - Is relatively close and FSU related so I'm mentioning it. Its already completed. Its about one block to the East from Leach/Tully.

FSU already owns some of the other surrounding area around College Town.  To the East of where America's Backyard is going is currently the FSU Recylcing Center, FSU Postal/Printing Services building, and the FSU Library Technical services building.  I'm sure they will be doing something with all of that, part of it may be already included in the current College Town plans.  If you look at the fly by video for College Town, it cuts through the buildings by a Sushi sign.  To the left is a huge parking lot.  You will also notice to the right is another building, well that is currently the area that is the Duraprint building.  Mike L mentioned that is in the process of being sold to the Boosters.  All that area that makes up the parking lot would be where the Terror of Tallahassee thing is and the Professional Automotive Place, both on Gaines.  So I am assuming they are buying or have bought those places and will clear them soon to be some of the parking for College Town.  Directly next to the Auto place is the Warehouse Billards place.  Not sure if they are keeping that or what.

Practically every other space is already occupied by housing places or parking.  All along Lafayette and St Augustine is already developed.  There's a few lots still left along Madison.  There's a house with a big lot right by Collier and Madison.  There's the JH Dowling Lumber and Materials place.  Not sure if anything is happening with that, but something will.  You can put a lumber business anywhere, no reason to keep it there.  Then at the corner of Madison and Copeland is a building with a business name of Wood Partners.  Not sure their deal, but its only a matter of time. 

And that's pretty much it.  Main thing left after all this is a little more area, about a block worth of space, along Gaines, to the right and left of the Culpepper building.  Also, on Railroad Ave across the street from the Residence Inn are some industrial buildings, straight south of the Tucker Center parking lot. That is all up for sale as one entire city block I think. 

Its crazy because once they are done with all of the stuff that is already approved, and all of it is supposed to be done roughly by next Fall, basically the entire area will be developed and brand new. 

Also, notice that even the projects which are not done by the same companies are still maintaining a similar architectural look.  That's a great thing, it will give the entire area a feel to it and is intelligent planning on everybody's part.

Thanks CBM. Madison Social is hoping to soft launch in June (fingers crossed) but everything will be open in August for when people get back. Clearly everyone wants to open ASAP and work out the kinks before students get back and our first football weekend which we expect a small army of people.

The Collegetown area is truly transformational.  Its going to be very exciting.  And as for the Sod Cemetery, have no fear. The sod and grave markers and historic sign have been retrieved . They are being kept in a hermetically sealed Undisclosed Location in Tallahassee.  They will be place At Rest near the entrance to the football practice fields this August. And one of America's great college football traditions will be better than ever.

are the purlings galvanized or just painted gray. I ask because we just done an IPF at Andalusia HS and they went with galvanized because of moisture concerns with an unconditioned building.

I have been under the IPF.  It is plenty tall enough for any pass or kickoff. I think that some college punts might well hit the middle beams, but if that is all that is changed on a rainy or lightening day, we are still far better off.
